DOCUMENTO/DATA DE INSTITUIÇÃO: contrato de partilhas (II vol., f. 9-24) feito em 1522-06-12 por António de Almeida, notário público por el-rei na cidade do Funchal e sua capitania; o contrato de partilha contém o traslado da outorga do alvará régio de Manuel, para suprimento da idade do filho Cristóvão Esmeraldo. Contrato retificado no testamento e codicilo (II vol., f. 2-9) do instituidor João Esmeraldo "o Velho", aprovados em 1536-05-27, pelo notário do lugar da Ribeira Brava, Sebastião Álvares; aberto em 1536-06-19.
MOTIVOS DA FUNDAÇÃO: no contrato de partilhas esclarece-se que não tinham outros filhos e por isso queriam em sua vida dar partilha dos bens de raiz que possuíam. No testamento, o testador encontrava-se mal disposto de doença, mas de pé.

ENCARGOS (ANUAIS):
1) MORGADIO DO SANTO ESPÍRITO: missa quotidiana por alma dos fundadores, na ermida do Santo Espírito, dita por um capelão pago pelo seu preço, com a cera e azeite necessários, e a obrigação de reparar e ornamentar o dito templo.
Uma quitação dos párocos António Paes e Francisco Rodrigues, datada de 1635-04-16 (I vol., fl. 113/113 v.º), alude ao ornato da capela e ao aparato da festa do Santo Espírito sob a administração de Francisco Gonçalves da Câmara: afirmam que no tempo em que foram capelães do dito senhor, este dotou o templo de retábulos, frontais, vestimentas, lampadário e castiçais de prata; acrescentam que no dia da festa havia canto de órgão e instrumentos musicais, bem como vinham padres da Companhia, frades de São Francisco ou outros, para pregar e ali permaneciam vários dias.
REDUÇÃO DE ENCARGOS: uns embargos interpostos em 1635 (I vol., f. 91 e seg.) pela administradora D. Isabel Esmeraldo, contestam que no tempo do bispo D. Luís de Figueiredo a pensão de um anal de missas foi reduzida a oito meses, facto provado por inúmeras quitações. Porém, a sentença de 1635-08-11 (I vol., fl. 128) não lhe é favorável, mantendo-se a obrigação inicial. A informação do procurador do Resíduo (II vol., f. 36 v.º), esclarece que, pela redução de 1814-03-20, esta capela ficou anexa à capelania da Lombada e com pensão de vinte missas anuais.
Em 1819-01-28, indulto apostólico de componenda de pensões caídas, obtido pelo administrador João de Carvalhal Esmeraldo.

Os fundadores criam outro vínculo, do Vale da Bica, para o filho João:
2) MORGADIO DO VALE DA BICA: missa cantada anual na igreja de São Pedro, no seu dia, com cera e o mais necessário, e uma missa rezada semanal pela alma dos instituidores.
REDUÇÃO DE ENCARGOS: A sentença de 1819-09-17 (III vol., fl. 41) reduz todas as capelas administradas por D. Maria de Ornelas, tutora do filho Aires de Ornelas Vasconcelos (então herdeiro do morgadio do Vale da Bica), à pensão anual de 70.000 réis pagos à Misericórdia do Funchal.

SUCESSÃO DOS MORGADIOS: nomeia os filhos João Esmeraldo (filho do instituidor e da falecida mulher D. Joana Gonçalves da Câmara) e Cristóvão Esmeraldo, sucedendo pessoa da sua geração, a saber, filho primogénito se houvesse, não havendo passaria a outra pessoa mais chegada à geração dos fundadores.
BENS VINCULADOS: morgadios do Santo Espírito e do Vale da Bica, Ponta do Sol, resultantes da divisão da Lombada de João Esmeraldo em dois grandes “lotes”, como determinado no aludido contrato de partilhas (vol. II, f. 9/24 v.º). No testamento, declara-se que a Lombada está aforada em fateusim, com a pensão de 150.000 réis anuais. O contrato de partilhas descreve os bens de raiz do casal: i) Lombada da Ponta do Sol, do mar à serra, constituída por terras de canaviais, de pão e montados, com suas águas, assentamentos, engenhos, casa de purgar, pomar, a qual lombada parte de um lado com a ribeira da Ponta do Sol, e do outro pela ribeira da Caixa; ii) assentamento de engenho e casas de purgar, chãos e outras benfeitorias sita além da ribeira da Ponta do Sol; iii) fazenda sita além da vila da Ponta do Sol, aforada a D. João Henriques por 100.000 réis ao ano; iv) um grande assentamento de casas na rua que sai do varadouro dos batéis para cima e passa à outra rua do Sabão; v) três casas terreiras frente a este assentamento de casas.
Os mencionados embargos de 1635 (I vol., f. 111) referem que, ao tempo da instituição, o morgadio do Santo Espírito produzia nove mil arrobas de açúcar por ano e que agora (1635) não chegavam a sessenta, e para isso era necessário sustentar um engenho com seus pertences e fábrica.
A verba declaratória (III vol., f. 49), datada de 1851-10-22, refere que que se encontra sub-rogado o capital do foro das terras do Jangão, Ponta do Sol (morgadio do Vale da Bica) pelo capital do foro de terras da quinta do Palheiro Ferreiro, pertencentes à quinta do Garajau.
ÚLTIMO ADMINISTRADOR: morgadio do Santo Espírito: conde de Carvalhal; morgadio do Vale da Bica: Aires de Ornelas e Vasconcelos.

ENTERRAMENTO: onde a mulher e os filhos ordenarem.
ESCRAVOS: o testador proíbe a venda, ou doação como cativos, dos escravos nascidos em sua casa, determinando que sirvam a sua mulher e filhos e sejam bem tratados.
CAPELAS: manda fazer de novo “de pedra e cal” a capela de Santa Ana (Sé do Funchal), para o que se apropria das três casas terreiras no Funchal e de um foro de 300 réis, imposto numas casas que tem João Rodrigues Castelhano.
OUTROS LEGADOS: 7.000 réis para o filho Cristóvão Esmeraldo gastar no coro da igreja do Santo Espírito; 10.000 réis destinados a um sacrário para a igreja de Nossa Senhora da Luz; 20.000 réis a Amásia Delgada para ajuda do seu casamento.
DÍVIDAS: o contrato de partilhas estipulara que os filhos pagariam as dívidas, pelo que desencarrega, assim, a sua consciência e carrega a dos filhos (f. 3).
TESTEMUNHAS: Manuel de Atouguia e bacharel Fernão d’Aires, estantes ao presente na Lombada da Ponta do Sol; João Nunes, criado de João Esmeraldo de Vasconcelos; Cristóvão Luís, criado de João Esmeraldo “o Velho”; Fernão Dias, mestre de açúcar, ora estante na Lombada.

i) fica reservado para a mulher D. Águega de Abreu a legítima que lhe ficara de seus pais e todas as jóias, escravos e, caso o marido falecesse primeiro, ficaria ainda com todas as alfaias e perfias de casa e, ainda, lograria em vida das casas e asentamento do Funchal.
ii) também seria retirado do montemor o dote de 200 cruzados que fora atribuído ao testador e à sua primeira mulher, D. Joana da Câmara.

Maria da Silveira, his late wife, was inventoried. A significant part of those assets was delivered to their only son and heir, Luís Leitão de Meireles. The third part of Estêvão Leitão de Meireles' assets, which was entailed to a chapel he established through his will, consisted of houses in Lisboa, a farmstead (quinta) in Ameixoeira and lands in Abrantes and Torres.

This document declared that Beatriz Ferraz founded a chapel with the obligation to celebrate masses in the Convent of S. Francisco. She designated her son Gaspar Ferraz to be its first administrator and left him the "casal de Campos", on the outskirts of Gaia, to fulfil the pious obligations. This "casal" should be succeeded by his eldest son or, in his absence, by Isabel Ferraz with the same conditions.

Em 1699-10-17 (f. 58) presta contas Aires de Ornelas e Vasconcelos. Em 1796 administra o morgado Agostinho João de Ornelas e Vasconcelos.

Partition deed of the assets left by D. Francisca Borges de Meneses, made between António Ribeiro de Barros, fidalgo da Casa do Rei, her widower, and Aires de Saldanha de Sousa, her second-cousin and universal heir, cavaleiro professo da Ordem de Cristo and mestre de campo de um terço no Alentejo.
It is established that António Ribeiro de Barros retains the possession of the entail and other assets he had inherited from his mother, D. Violante Ribeiro, as a dowry, when he married, with the hermitage of S. José which he and his wife had built in the farmstead of Pêra-Manca.
Aires de Saldanha de Sousa shall have the administraton of the chapel of Jesus, established by Manuel de Almeida and his wife, Beatriz Pinheiro, in the convent of Nossa Senhora da Graça of Lisboa, which D. Francisca had inherited from her uncle, D. António Telo de Meneses.
